Edge Elevates One Bank Street In Gaithersburg, Maryland From 75% to 94% Occupancy

Washington, D.C. (February 9, 2021) – Edge, a full-service commercial real estate firm with offices in Washington D.C., Virginia, Maryland and Pennsylvania, has elevated One Bank Street, a three-story, 33,500 square foot commercial office building in Gaithersburg, Maryland, from 75% to 94% within a year. Kenneth Fellows, Partner, Advisory Services and Robert Pugh, Partner, Advisory Services, represented the building’s landlord, OT Providers, LLC and brokered a lease with The Rubin Insurance Agency, Subsurface Tunnel Engineering, LLC, and in the expansion of Integrative Oral and Facial Surgery.

The Rubin Insurance Agency is a family-owned and operated insurance company that is relocating its corporate offices from the Rockville area of Montgomery County to Gaithersburg. Approximately 20 full-time, licensed insurance agents and administrative staff will relocate to the new location. The agency provides a full range of insurance products to businesses and individuals, as well as financial services including retirement income planning and IRA accounts.

Subsurface and Tunnel Engineering, headquartered in Frederick, Maryland, specializes in heavy civil tunnel and underground construction activities, and handles a range of engineering services from geotechnical analysis to deep foundation and tunnel design.

Integrative Oral and Facial Surgery has been a tenant in One Bank Street since 2013. The dental practice specializes in oral and maxillofacial surgery, full mouth reconstruction, dental implants and the removal of wisdom teeth. The medical group also offers teledentistry services consisting of a virtual consultation.

One Bank Street fronts Quince Orchard Road (MD Route 124) and is positioned less than one-half mile from Interstate 270 and the Shady Grove Metro Station. The building, which features 105 surface parking spaces, was constructed in 1973 and renovated in 1988,with the lobby area also recently updated in 2018. It is positioned less than two miles from the new Watkins Mills Interchange accessing Interstate 270. Reagan National Airport is approximately 25 miles away and Dulles International Airport can be accessed in 40 miles. A range of shopping and restaurant amenities are located within close proximity including Quince Orchard Plaza.
