Greysteel, a national commercial real estate investment services firm, has arranged the sale and finance of VistaView Apartments, a 70-unit multifamily property located in Frederick, Maryland.

Greysteel Managing Director, W. Kyle Tangney; Director, Herbert Schwat; Senior Investment Associate, Christian Alves; and Investment Associate, Dutch Seitz of the company’s Washington, D.C. office, sold the property on behalf of the Seller, Ausherman Development Corporation, and solely procured the Buyer. Greysteel Senior Director, Brendan Scanlon arranged the acquisition financing on behalf of the Purchaser.

“The disposition of VistaView was our first time working with Greysteel and given the results we would do it again,” said Ausherman Vice President, Jeremy Holder. “From our first meeting, the Greysteel team focused on process and their execution was on-time and as advertised.”

VistaView is located at 2401-2409 Highpoint View Court in Frederick, Maryland. The Property was delivered in 2014 and is comprised of five four-story buildings. The 98% occupied 70-unit community has a unique unit mix of all two-bedroom/two-bath units with an average square-footage of 1,336. Unit amenities include granite countertops, separate utility/laundry room with washer and dryer, vinyl plank floors, patio/deck, and valet trash pick-up. Community amenities include garage parking, BBQ area, elevator service as well as access to the Whittier Homeowner Association’s three pools, two basketball courts and three parks.

VistaView is located in a serene residential setting, featuring Frederick’s “Best View,” only 10 minutes from the charming historic downtown of Frederick and five minutes from the Walnut Ridge Shopping Center offering grocery, pharmacy, and fast casual food services.

Residents benefit from the Property’s exceptional connectivity with I-270 and I-70 providing direct access to Montgomery County, Washington, D.C. and Baltimore. The MARC Station in Downtown Frederick transports riders directly to Union Station in Washington, D.C. which is the second busiest Amtrak Station in the nation.

“VistaView attracted a great deal of interest from the investor community because of the asset’s high-quality,” said Mr. Schwat. “The property has the largest two-bedroom units in the market, promising strong, sustained demand from Frederick’s growing population of ‘downsizers’.”
