HealthyTenant, the leading tenant representation firm in the Washington, D.C., area that focuses on the healthcare sector, has completed a negotiation in Maryland for its long-time client, CCI Health & Wellness Services (CCI).
In the project, HealthyTenant executives Mike Norris, LEED AP, SIOR, and Ben Heller represented CCI in a new 13,000-square-foot facility at 7474 Greenway Center Drive in Greenbelt.
CCI, a non-profit healthcare provider, has committed to an entire floor at this Greenbelt property, where it will provide Women, Infants and Children (WIC) programs, as well as medical services. At this location, the WIC services have already opened, while construction should start soon on the space that will house the medical capabilities.
Kathleen Knolhoff, CCI’s president and CEO, notes that the HealthyTenant advisers helped secure a concessions package as part of the Greenbelt deal that is helping to pay for the new facility’s build-out.
HealthyTenant, with offices in Rockville and Fairfax, is in discussions for another expansion in Maryland for CCI as well.
Silver Spring-based CCI has 15 locations in the D.C. metropolitan region, and the organization offers comprehensive services such as primary care, dental, behavioral health, pediatrics, family planning, prenatal care, HIV/infectious disease control, and WIC. With a staff of 260, the non-profit accommodates about 100,000 annual visits.
For nearly a decade, Norris and Heller have provided a range of services to CCI that go beyond traditional brokerage work, like lease management and enforcement, and project coordination. They’ve introduced their client to architects, engineers and general contractors, and stay engaged to ensure that landlords adhere to negotiated obligations,government requirements are met, and building expense and tax pass throughs comport with the negotiated leases and align with the market.
HealthyTenant manages all of CCI’s leases through its client portal. That includes several other expansions; the organization’s WIC center at 220 Girard St. in Gaithersburg, for instance, grew two years ago from 6,000 square feet to 10,000 square feet.
Knolhoff says that partnering with a tenant-only firm has resulted in “much better deals than we’ve had before. We’re saving money on individual leases, because it’s not a cookie-cutter approach. It’s what we need for each location.”
