Ditto Residential Selected By Deputy Mayor For Planning And Economic Development To Develop Parcel 42 In Shaw

Renowned Leader in Contemporary, Livable Residences to Transform Vacant Lot into Mixed-Use Community

Ditto Residential is proud to announce that the Office of the Deputy Mayor for Planning and Economic Development (DMPED) has selected Ditto and partners Irving Development and Group360 Real Estate Advisors as the team to develop Parcel 42, a 17,008 square foot underutilized site located in the vibrant Shaw neighborhood at 7th Street, NW and Rhode Island Avenue, NW.

The Ditto proposal was the preference of the community and Advisory Neighborhood Commission 6E, all of whom praised the housing, retail, and design programming. The development will include 118 residential units, including a majority of hard-to-find, family-friendly two and three-bedroom units. A full 30% of the residences in The Ellis will be affordable, with more than half of the affordable units at 30% of AMI and the remainder at 50% of AMI, exceeding DC’s requirements.

Located immediately across the street from the Shaw/Howard Metro Station, the development will welcome residents and the public to an outdoor, pedestrian-friendly park and a vibrant streetscape that enhances Shaw’s authentic neighborhood texture. Reflecting that important sense of place, the residential building will be named The Ellis, in honor of Dr. Percy Ellis, who touched so many lives in the Shaw community.

Approximately 8,000 square feet of neighborhood-serving retail with storefronts facing directly onto 7th and R Streets will serve as the foundation for the development, connecting to and expanding the growing commercial district of Shaw. Ditto intends to bring community-based retail to the building’s ground floor level. Additionally, the developers will designate one storefront with a rent subsidy for a Shaw-neighborhood business. The proposed plan is expected to create over 130 construction and 180 permanent jobs.

Included in the developer’s proposal is an interactive public park immediately adjacent to the larger plot. Prior to the start of construction, the developer plans to activate the site with a rotation of short-term uses.

The Ditto team includes Dep Designs (facade), R. MCGhee & Associates (interiors), Bozzuto Management (management of the completed building and the public park), Streetsense (retail consultant) and Clark Builders Group (CBG) (general contractor).

This is the largest project to date for Ditto, known for ultra high-end condominiums. Projects like Parcel 42, however, are characteristic of Ditto’s future pipeline. The company is set to deliver two 40,000 plus square foot projects in the next six months.
