Meridian Group Announces ITI to Move Headquarters to Anthem Row

Information Technology Industry Council Will Lease 20,600 SF of Trophy Office Space at 700 K Street in D.C.’s East End

The Meridian Group announced today that the Information Technology Industry Council (ITI) is moving its U.S. headquarters to Anthem Row, a trophy office development undergoing a complete transformation in Washington’s East End.

ITI, the premier advocacy and policy organization for the world’s leading innovation companies, will lease 20,600 square feet on the sixth floor of 700 K Street.

“We could not be happier to welcome the tech sector’s global voice to Anthem Row,” said David Cheek, President of The Meridian Group, which is developing 700 K Street. “ITI features the foremost experts on technology, so the fact that they chose 700 K for their U.S. headquarters speaks volumes about the state-of-the-art buildings at Anthem Row.”

ITI, currently headquartered at 1101 K Street in Washington, signed an 11-year lease. The association is expected to move into its new home in December 2019.

“We are very pleased to be moving our headquarters to Anthem Row,” said Dean Garfield, President and CEO of ITI. “After carefully considering numerous properties in the D.C. area, it became clear to us that Anthem Row was ideal. We’re really looking forward to moving into our new headquarters there.”

ITI is the second prestigious tenant to announce plans this month to move to Anthem Row.

Earlier this month, Baker Botts announced it will bring about 150 attorneys and staff members to 700 K Street and 800 K Street. The international law firm will occupy the ninth through 12th floors at 700 K as well as the ninth floor at 800 K.

The Meridian Group purchased the Anthem Row buildings in 2014, then launched an extensive renovation to completely transform the property.

The original building had a large floor plate with two cores and one main lobby accessible from the 8th Street plaza. Upon completion, the property will function as two trophy office buildings with separate identities, main lobbies and addresses – 700 K Street and 800 K Street.

“Both buildings will offer incredible office space with exceptional amenities,” Boylan said.

JLL’s Evan Behr and Doug Mueller are representing Meridian for 700 K’s office leasing. Creighton Armstrong and Kevin Brant, also with JLL, are representing ITI.

The building at 700 K will provide 246,717 square feet of trophy office space -- with typical floors ranging from 22,508 to 28,993 square feet. The building at 800 K (the “Octagon”) will provide 113,457 square feet of boutique Class A space -- with typical floors ranging from 11,270 to 14,211 square feet.

The buildings also will offer three levels of retail space totaling 80,000 square feet. On both sides of the 700 K Street lobby will be new retail space that extends down the pedestrian promenade, or “Anthem Row.” This pedestrian plaza will feature new planters, pavers, benches, streetlights and outdoor seating areas.

The project already has attracted one of the nation’s top fitness centers and one of its best restaurants.

In December 2017, Equinox announced it will open a luxury full-service health club. Equinox, which operates dozens of upscale, full-service clubs around the world, will lease 33,817 square feet.

Then in September, Truluck’s Seafood, Steak & Crab House announced it will be opening a fine-dining restaurant at Anthem Row. Truluck’s will lease 10,313 square feet on the ground and second floors at the corner of 7th and K streets.

Part of Anthem Row’s appeal is its premier location. Formerly known as Techworld Plaza, Anthem Row is situated in the core of Washington’s East End. The area features numerous top-tier restaurants, shops, hotels, and residential communities, as well as the largest and most stable supply of office space in Washington.

The property is across the street from Apple’s future flagship location at the Carnegie Library in Mount Vernon Square. The property is also near the Capital One Arena, CityCenterDC, the Marriott Marquis and the Walter E. Washington Convention Center.
