Avison Young has arranged the sale of an 84,025-square-foot, best-in-class office building in Columbia, Md.

Pratt Street Capital purchased the building at 6350 Stevens Forest Road. The seller, New Boston Fund, was represented by the Avison Young team of Chip Ryan and Jim Kornick, both Principals; and Bob Wrightson, Vice President.

The three-story building is 77 percent leased. It is occupied by a significant percentage (43 percent) of medical- and healthcare-related clients, with Johns Hopkins Community Physicians anchoring the property.

“This office building represented an exceptional value-add opportunity to acquire a best-in-class property with vacancy in a very strong submarket,” Ryan said. “The purchaser now has the opportunity to continue the building’s medical-office trend or to lease to general-office users.”

Built in 2002, the Class A building is situated on nearly 6 acres just 2.2 miles from Columbia Town Center and 2.9 miles to Johns Hopkins Howard County General Hospital.
