TEGNA to Lease Top Floors of Trophy Tower near Greensboro Metro Station in Tysons

The Meridian Group announced today that TEGNA Inc. (NYSE: TGNA) is moving its headquarters to Boro Tower, a new 20-story trophy office tower to be built in Tysons as part of The Boro’s 1.7-million-square-foot first phase.

TEGNA will lease the top floors of Boro Tower – approximately 60,000 of the building’s 440,000 square feet – starting in early 2019.

TEGNA is comprised of a dynamic portfolio of media and digital businesses, including 46 television stations, Cars.com, CareerBuilder and G/O Digital. The company is relocating from its current headquarters at 7950 Jones Branch Drive in McLean, Va.

CBRE played a key role in the leasing: TEGNA was represented by CBRE’s Meredith LaPier and Rob Faktorow, and The Meridian Group was represented by Terry Reiley of CBRE.

Featuring 9 to 10-foot ceiling heights, an expansive rooftop terrace and panoramic views from the Blue Ridge Mountains to downtown Washington, the Gensler-designed Boro Tower will welcome TEGNA as its first pre-lease. The move bolsters an already stellar roster of anchor tenants at The Boro, including Whole Foods Market and ShowPlace ICON Theatre.

The Boro, scheduled to break ground later this summer, will be the premier Metro-oriented, mixed-use destination in Tysons. Located within walking distance of the Greensboro Metro station, the development will consist of a vibrant mix of office, rental and for-sale residential, retail, entertainment and open park space – a walkable urban environment that has been long desired in Tysons.

“The Boro will provide TEGNA employees with a dynamic, amenity-rich ‘place’ to work, shop dine and relax,” Lane said. “They could not have a better home for their headquarters.”

From its vantage on “The Hill” – the highest ground elevation in Fairfax County – Boro Tower will rise 20 stories above the surrounding landscape with shimmering glass curtain wall, accented by a modern, white-glazed terra cotta.

The LEED Gold-designed tower will feature ideally sized, efficient floorplates that minimize columns and maximize daylight and views. TEGNA’s interior architect, Georgetown-based LSM, plans to further enhance TEGNA’s home in Boro Tower by incorporating an ornamental staircase that connects its floors to a private rooftop terrace.

The Boro’s dramatic first phase, anticipated to be complete in early 2019, will deliver nearly 700 residential units, 223,000 square feet of destination retail and TEGNA’s new home in Tysons’ premier trophy office tower. At full build-out, The Boro will consist of more than 1,500 residential units, 1.8 million square feet of office, 316,000 square feet of retail, and 250,000 square feet of hotel space.
